Buying flat in Glasgow - market cooling?

Looking to buy a flat in Glasgow city centre/Dennistoun and wondering how much over valuation things are going for just now - anyone bought/sold recently? I know things were going for a lot over last year but I'm thinking the hike in interest rates might be having an impact. Been a while since I did this and I'm not local to Glasgow!

Do you have to buy now? I've been following the market in the west end/city centre and there seemed to be a bit of a boost from April - September. You may get a better deal buying over the winter if you can wait.

I imagine it is pretty variable, but where i am in Glasgow, things seem to have slowed down over the past couple of months.

You're probably right but I would prefer to get something fairly soon. But equally I'm worried I might be buying at the top of the market!

There are a lot more going to fixed priced, if the o/o price being reduced. I’d go in at the home report or slight under. Definitely not over unless a closing date has been set.

Ds is trying to buy a flat (Southside as close to Shawlands as he can afford Wink) and he's not finding the market is slowing down Sad

He can't quite afford a "big-enough" tenement flat (works from home and his girlfriend will be staying with him) so is looking at some of the 2 bedroom ex-council flats.

They're either going really fast or for significantly above home report value.

IME southside and Denniestoun are going for significantly over the home report value. Often close to £300,000 for a 2 bed tenement. Lots of buy-to-letters I suspect.

West end/south side both still very busy
Very unlikely to get a flat at on or around Home report
