Buying in Shawlands - Glasgow

Hi All

I hope everyone out there is well. I am really on a low point with buying a flat in Shawlands and just needed to get it out there. It’s been such a horrendous experience these past 18 months and it’s just so demoralising getting outbid consistently.

Okay, I know Shawlands in the South Side is a desirable area but we’ve just had an offer rejected which was 12% above Home Report value on a place that needed seriously upgrading and even needed dampness addressed. We were informed we were 5th out of 12 offers shock I’m seriously flabbergasted on how people are able to shell out so much above Home Report values, have a decent deposit and shell out enough money for refurbishment.

So I really don’t know what to do - it’s hard to imagine this being sustainable but then I’m wondering if people are just being irrational over FOMO and throwing everything and the kitchen sink in securing a place in their desired location. Estate agents are useless as they never really give you any views on how far you were off other than a ranking. So I’m not even sure if I was out buy a few thousand or a few hundred.

Just wanted to share my experiences for any views or shared experiences…. Really hoping I’m not alone in this despair….

Totally feel for you. We were in a similar position a few years ago and it's so demoralising. Are you absolutely set on Shawlands? I find the parking even worse than the West End. There are some cracking flats in Mount Florida and Crosshill that aren't attracting as much of a premium.

Thanks aquamarine1. It just feels like being stuck in a rut with the continued rejections. I'm just really shocked at how intense the market is and we are looking at the modest 150-180k range.

I'd be happy with Battlefield or Mount Florida. But the prices seem to be similar to Shawlands, which is my ideal area given we have friends and family nearby. I think parking will definitely be an issue given how tight things are in some streets.

It seems to be a bit of a property hot spot at the moment, which leads to ridiculous things like you're experiencing. It's so stressful, I know.
