What can we do re rental property please

We are renting a lovely apartment, in a great part of town. Unfortunately our shower is leaking into the apartment downstairs. The owner and agent know and apparently it has been going on for years. Today it was so bad that we've decided not to use the shower again- it really looks like our floor is going to cave in.
The agent and owner know. Nothing is happening. What can we do? I do have an appointment to look at another apartment next week but its going to cost us a fortune to move and we are saving for a house deposit. It seems so unfair, but I don't want my kids falling through the floor and there is no other shower.

@khoshkakatya this is our situation. Our neighbours downstairs are lovely. We would share all communication with them if required. My main worry is that we fall through with the ceiling and /or land on them! Also, the owner is looking to fill the apartment ASAP and I dont believe will properly make it safe. So another family at risk.

@2mutsandsomebabies It’s just ridiculous that landlords and agents are so irresponsible. If you haven’t already left contact details your downstairs neighbours, it’d be a good idea to do so and to let them know the situation.

@Icouldhavecheckedfirst us too! We rent out our place, but had to move due to covid, hence the rental. We do our best to make it good for out tenants because we are lucky to have people who are really taking care of our property. I knew that there were unscrupulous landlords out there but I can't believe he would let the water damage from this shower damage downstairs to this level!

I'm sure it's also damaging his own property too under the floor boards. It will be more expensive in the long run! I just don't get any of it.
The fact that the owner and agent don't give a shit if we fall through the floor and kill the neighbour underneath says a lot about their characters. Why don't they have any responsibility???

My last post is unclear, I'm just so bloody angry. We rent out our home to another family and take a rental on this apartment which is leaking. Shelter did give some good advice and I will follow it tomorrow.

I have tried so far to resolve things amicably, but they really don't want to!

It’s because they are used to renting to people who have few options and are a bit trapped. I.e. both can’t afford to buy and need a reference if they want to live to another rented property, and who don’t want to run risk of eviction. It’s really shit.

You’re in a different position and you’re not innured to being treated like that.

How the landlords in our block deal with common repairs and improvements is pretty shocking. My STBXH and my neighbour do a lot of the liaison for that (I tend to do the contacting tradespeople etc).

Short arms and deep pockets. And the agents are just so fucking rude to people it’s insane.

One of them came to our door once instead of the floor above by mistake and was pretty threatening until I disabused him of the notion that I was one of his tenants.

Another was used to dealing with my husband over email and when he came to the door on an errand dropped heavy hints about how I’d better tow the line as he had a very good relationship with the owner of the property even though he wasn’t the agent per se. I said “well I think I’ve got a better relationship with the owners than you do as I’m one of them who is married to the other”.

So many of them are absolute fly by night chancers who will pull any lazy, dirty trick to save a buck or spare some effort. No matter who it hurts or what damage it does.

It’s disgusting to see how they treat people. And so much of the housing stock in this country is going to rack and ruin because all the goodness is being milked out of it like a cash cow. So disrespectful, wasteful and low.

I can tell you are livid. And rightly so.
