East Renfewshire Selling Prices

We are looking at a few areas to buy, including some in East Ren. Just wondering how selling prices compare with valuation? No point in falling in love with places at the top of the budget if we'd be expected to go miles over the HR valuation!

Selling tends to go about 10% over valuation.

Properties between £150 and £300 particularly in demand and so tend to get into a bit of a bidding war. Would always expect at least 10% over offers over.

Properties closer to £400 plus there tends to be less buyers so you might strike lucky with somebody wanting off the market after a wait.

It depend on which catchment areas the house is in. More desirable schools mean high prices .

Check on the council website and don’t rely on what the estate agent tells you.

Example HR £190k house needs loads of work but in catchment for OLM. 3 bed semi detached, told loads of interest ect ect. I offer 250K rejected and closing date, tried to call their bluff offered £243K closing never got it, checked zooplankton a few months later £286k. Gutted

Current home 3 bed semi granny house, not in catchment for good schools HR 260k offer 300k at closing not the highest offer but not in a chain so estate sale, they attempted to haggle price in the end it came down to we will accept your offer if you move in 2 weeks.

Another house I looked at home report £190k but derelict like no kitchen or bathroom to speak of, hole where back door was (person died and had to be removed to get body out) no carpets ect offered £214k apparently was 2nd check zoopla and sold for £234k

The property market is bonkers
