Partner leaving me

My partner recently told me that he is done with our relationship and wants to move out by July this year. We have a mortgage and a dog together. I want to stay in our home and he wants his own place. Can anyone advise how I go about the separation? I want to stay in the house but don’t think I can afford to stay here just myself - I would happily have a lodger but don’t know anything about being a landlady. Has anyone been through this or can advise me? Or would it be best to try to sell the house and each get our own place? I just want to stay as settled as possible for the next year as I have a lot on with work and studying. Thanks 🙏

You'll have to buy him out if you want to stay. Could you afford to?
