The first step is to make the decision. Not sure what the issues are but I assume you have tried to work on the relationship. You have very young children and this is one of the most difficult stages so not surprised if you feel drained.

Does he agree the relationship is over?

The reality of separation, if not married and don't own a house, is about one of you finding a different place to live. It could be as straightforward as that. You or him move to another place.

We own the house together. We've had counselling. We have no affection or intimacy for 2.5 years. He doesn't want it to be over but I can't see a future. He won't leave and is hard to discuss this with

In the Easter holidays I packed up mine and DSs stuff and said "going to stay at my mums... not sure I'll come back". He said.... ok.

It really was at the point where it was no surprise to anyone. I left with just mine and DS clothes, nothing else but.. The best thing I ever did.
It gets easier Xmas Smile

I haven't got anywhere to go. I'd have to rent somewhere. We both can't afford to live apart with the mortgage we have and I don't earn enough

Yes just do it. Go to your mums with no return date in mind if that is easier to digest. Put the house up for sale.
