Estate Agents coming to value this morning. Does my house need to be 'immaculate'???

Just got back from school run- house is 'clean' but untidy. Obv I need to make it as desirable as possible to get a good valuation, but my thinking is that the EA wont be bothered if I have my washing basket overflowing etc.
Any potential buyers in the future wont want to see crap lying around but the EA wont be judging slight untidyness and give a poor value on teh house surely???

If it does need to be immaculate, I have two hours to perfom miracles.

No, save immaculate for when you have the photos taken and when viewers come. But if you do have 2 hours I would make sure floor areas and kitchen/bathroom surfaces are clear, if possible.

I agree with nota, if they are not taking photos this morning then I wouldn't worry too much, but for the photos and viewing definitely.
