Loft extension in the South East - how much?!

Has anyone had their loft done recently? We are under time pressure to do one, but our quote has come in higher than we had anticipated. We are having one room plus en suite, with one dormer and one velux. Any ball-park figures would be gratefully received so we know if we are being ripped off or being unrealistic

I have terrace in London. Quote for i bed with ensuite 32 K actually went for larger conversion with 2 beds and a bathroom quoted 38k actually all in came to 50K last year.
We are now cash-poor ( we paid cash rahter than adding it to the mortgage) but I has changed how we live completely.

We are JUST starting one. 35k for 2 beds and shower room in victorian terrace. This is inc VAT but have budgeted up to 60k for all deco, flooring, built in cupboards, new boiler/megaflow, tiling, sanitary ware, new bed, lights, shelving etc.

Ours was about 5 years ago in Hampshire for a v simple conversion, cost £25k no bathroom, no dormers - we have a bedroom and sitting room with 6 velux windows (it is a small conversion to provide just enough for guest room and chill out zone for the teenager, v restricted head height we were right on the minimum to be able to do it)

We're in the Bromley, and we've just had our loft converted. We had 3 quotes all at around £33k. That was for 1 room with ensuite.

We did ours in London three years ago, was just under 30k for two bedrooms and shower room, all drawings, structural engineers calcs, building regs and plaster finish. It was a good price but the firm turned out to be a bit nightmarish about finishing off .

Also, I would check if you can get away with single Velux - building regs like to have one much lower than you might want it in order to act as escape window so, unless, that one velux will provide both light and an escape route, I'd see if you need any more.
