Pleeease can anyone help me work out some guesstimates for possible extensions tonight?

Seen a house - really like it. Needs doing up.
Just found out this evening that sealed bids need to be in by close of play tomorrow.

To work out what we can afford to bid i need to put together all the costs. i can do a lot of it based on work we've had done before but not sure about extension costs and no builders can speak to before need to pop it into office before work tomorrow. DH away (not that he would have any idea anyway )

We are in South east so likely to be upper end of cost. there are 3 possible options:

1/ 8m (26 ft) x 3m (10ft) double storey extension

2/ 8m (26 ft) x 3m (10ft)single storey extension with 4 metres of it as a double storey (so like an L shape)

3/ 3m (12ft) x 3m (10ft) double extension.

In South East, as very, very rough rule of thumb, you are looking at #1200 per sq m for an extension (per floor) for standard spec and finish.

So (are you sitting down?)

  1. just short of £60K
  2. Just short of £45k
  3. Just over £20K
