extension at end of garage

Need advice please on an extension we are planning and whether I should change plans or stay as is. Early days yet so can still change and want to make the right decision.

We are thinking of an extension to our new house which will be a single story extension at the back extending out from the garage. Currently garage runs entire length of the house, similar design to here although not this particular house! Will be approx 4 x 3m and plan to use space for a utility room / study. [Am desperate for a utility room, someplace I can shut the door on all the piles of laundry]. At same time we are also planning to take down kitchen wall to create kitchen/diner, redo flooring etc so limited budget. Also don't have that big a garden so while technically we could extend across the entire back of the house it would leave very little garden, just a narrow strip.

My question is: because of the house architecture the new extension will effectively only be accessible from a door at the back of the garage (currently leading into garden), though we will add a garden door as well so could go out the dining room patio doors, into garden then into extension. So not taking down any external wall, just adding onto the back. Proposed extension will fit nicely in terms of just extending the back roof line which is somewhat inset on the garage side. If we were to extend further towards the main part of the house would make the roof line quite awkward and would just have a little corner jutting into the dining room.

Hope I'm explaining this clearly. My question to you all - is this a silly idea to have an extra space like this only accessible via the garage? There's a side door on the garage linking to the front hall so that's where I'd be coming in with my laundry basket.

The study portion will be at the far end of the new extension, against the window, space for a desk and shelving -- not a formal office but have nowhere for this right now so carving out a little place here.

Have been debating this back and forth, opinions please.

Btw under local planning not allowed to convert our garage besides I want to keep the space - I do plan to ensure the 'corridor' area leading to the extension will be kept clear and add some decent lighting.

Actually looking again at the example house, they have a carport - an open space - whereas we have an actual enclosed garage, with a bedroom on the floor above and similar roof design.
