How much for a conservatory / garden room?

Consent permitted, we're thinking of having a small conservatory / garden room built off the back of our sitting room.

Timber frame, stone base, slate roof with veluxes. 8' x 13' approx.

I have no idea what they might cost though, any idea?

We work on a rough (VERY rough) guide of about 2.5K sqm - so that's knocking around the same idea of cost as grendelsMum said!

You could get cheaper I suppose - but timber is always going to be the pricey option! HTH
