Is it neccesary to have one for a 'loft room' which is seen as occasional and not a bedroom? Friend bought a house with loft room years ago proper stars etc but no regs owner was a builder and very structurally sound She is now selling and all is fine surveyor says room is excellent etc but no party wall agreement was signed when it was done.She has been there 19 years btw

DH said it's completely seperate from conyevancing process and retrospective award is not applicable.

DH said it's ok, work has already been done. The Party Wall Act came into force in 1997 so the works were done before the law came into effect.
