Any idea how much extra value a studio / office might add?

All hail, all-knowing mumsnetters.

We want to convert our collapsing 'garage', a former Victorian cart lodge in the middle of our garden, into a studio / office / teenagers' den / au-pair's annexe. It's fairly large, approx 5m x 6m.

I'd like to do a good job on it, and have it properly damp-proofed and well insulated, with a little shower room and kitchenette, and big bifold doors opening out onto the garden. But I don't want to spend more on it than it would add to the value of our house.

Any idea how much extra an office / studio might add? I tried Zoopla but it clearly had no idea.

No idea but it sounds larvely. If you are going the whole hog it could be granny annexe. Must be well worth it with the building already existing.

Thank you! I think it's probably a bit too small for a granny annexe - but my mum does keep threatening to come and live in it!

I think generally, they don't add huge amounts - but at least an extra bedrooms worth, plus a lot of attractiveness when selling. I'd certainly prefer some sort of self contained annexe in our next house, and it would have appeal as a home based business as well as the aupair/nanny/granny.
