we have someone interested in our flat after 3 years ont he market.. please send me you positive thoughts

we moved into our 2 bed flat in a lancashire village 5 years ago. we decided to put it on the market 3 years ago just as the property market went tits up. since then i have had 2 dd's and we are bulging. we realy want to move. i am too far away from family support, they are only in the next town but transport links are crap and i dont drive. i feel that every day is a struggle for space and feel guilty that we have no garden for the girls and the local park are rubbish.
after 3 long years we have had a veiwing today that went realy well. the couple are retired and are cash buyers. they are from the village and looking for a flat to live in for about a year and then to rent as they go to spain. they liked the flat and said that there only reservation was that the estate agent told them that another flat locally has beeter renting potential as it has better transport links and is nore central. they did say that they would rather live in our flats but had to think of long term renting. i reassured them by saying that most of these flats are rented and they are never vacant for more than a month. we did discuss money to an extent. they said that they wont offer full asking price and we said that we are not silly enough to expect that in the current market. it was left that the men exchanged numbers and he asked my oh to call on monday when we have checked our morgage and we are in a possition to dicuss offers.
i honestly dont think i can wait until then. i am trying not to get my hopes up but i cant help it. i am desperate to move. we cant drop too much but can knock 5% off the asking price.

its still a buyers market if you give to much away they will give you a really cheeky offer! lots of byers say oh ive seen somethign else thats better and cheaper etc etc play your cards close to your chest let the estate agent handle the money side and offers they know what they are doing and thats what you pay them for. its great they seem enthusiastic but the agents will be able to confim that they are in a position to see proof of a cash offer i doubt they will show you. know your bottom price. but dont get too excited what if they change thier minds and see something else after you agree a price this happened to us recently but we have another byer in place now and its procceeding along but as im in the same position as you im not counting my chickens until contracts are signed. also by negociating yourselves what if you accidently said somethign to upset them and they walk away i think they want to do it with you because they think they can get you under pressure to take a very low offer i hope you didnt make it too clear you were desperate. most people are offering silly offers still! our house is on ' £450,000 and we recently ahd an offer of £300,000 by one cheeky person neadless to say it was rejected but people are still hoping for a bargin.

Good luck! You can wait till Monday, it's only another couple of days - and I agree let the estate agent handle it, they are much better at all this stuff.

Pud, two weeks ago we amazingly sold our house with its third tiny bedroom and tiny kitchen. Never thought it would go in this market..... Allow me to P-U-S-H the cloud of amazing home selling VIBES to yourself...When it does sell it is amazing!!

Our flat was on and off the market for 3 years too. Fab central London location, but in a building with huge service charges and problems. Nothing was selling. We not only managed to sell (completed in November last year), but suddenly had two buyers bidding against each other! We ended up selling for well over asking price after having sales fall through twice in that the previous two years.

It can happen!
