My brothers house is to let - we want 'nice' professional or retired tenants - best place to recruit? And where to pitch the rent - go more expensive and offer discounts to people we like/ with good refs, or go lower to attract more interest??

what sort of things to look for in a tenants reference?

Friday-ad seem to mostly cater for flats though they seem to go very fast, Gumtree seems a bit randomn....don't want to go through agents as they will want to take their cut.

Agents usually take about 10%. When you consider all the things which could go wrong - it's a small price to pay. You can always be there to interview and not give full control to the agent. Get a couple of valuations from agents, pitch your price accordingly.
