Have chosen a builder for our extension- meeting this week, what qu's to ask him before we sign any contract?

We are 99.9999% certain we are going with a certain builder to build our house extension this summer. He has already given us an estimate, followed by a quote and told us very roughly what this covers. ie, the build, electrics, plumbing, plastering, joinery, demolishing garage, fitting french doors, moving elec meter & fusebox.

We are meeting him later in the week and now need to get more detailed things in writing like the standard of windows he has budgeted for, when he can start, how he will be paid, and ummmmm, I can't think of other things just now, which is why I'm seeking advice!

What things should I ask him? Any things other than the actual building work? eg, I keep reading the importance of seeing if they have their own portaloo!

You've probably thought of these but what about....Who is working with the council planning officer and the buildings inspector? Can you see his certificate of liability insurance. Check it with the relevant insurance co. Ask to see examples of buildings or extensions he has already done. Ask that he doesn't work on other jobs at the same time. Get that bit in writing. Where will he store materials. How will they be secured? If they are in your garden, who is liable if they get pinched (him). Working hours.

Those are the ones I remember.
