How long does ittake to sell a house and buy another one?

We can't move before Jan but want to complete early in the new year. We live in London. In our situation when would you go on the market?

Not around Christmas that's for sure, maybe September when the children have gone back to school.
Apparently January is the hottest month for house sales, divorce season.

I was even thinking June as in my experience it can take months and months to find a buyer, find a house you want to buy and then complete both chains.

Do you think June is too early for a January move?

We had ours on over the summer once, everyone was on holiday, I guess it depends what the local market is like and of course what's happening at the time, this year we'll have the election in May so everyone will be waiting until after the budget to see what happens there to jobs, sterling, taxes etc.

We've moved 4 times - the quickest was 3 months, the longest was 18 months (3 broken chains, vendors pulling out of the sale etc)....so it's a bit of a how long is a piece of string question really!!
