loft conversion - N London - likely costs?

I live in one of those 3 bed north London terrace houses built circa 1900 - you will know the type, two biggish bedrooms, one smaller one at the back on a half landing.

I want to do a loft conversion containing one bedroom and a small bathroom on the new floor.

I've collected names of architects, various local builders, loft people etc and am going to invite people round to quote. But what sort of total cost for this do you think I should be budgeting for including:
*cost of works (including steel beam, new staircase, plumbing, electrics etc)
*cost of fitting out the new bathroom

Has anyone N London-ish had their loft done recently who can tell me approx what theirs cost?

Well, we have a semi-detached and had a large loft converted done about 3 years ago. Two good sized rooms plus one en-suite. The basic cost WITHOUT VAT, was approx £52,000. This didn't include fitting bathroom, flooring, decorating costs, etc.

It was pretty pricey but it was a fairly large job and in London! We are very pleased though.

We're in SE London and have been quoted £27k for having it as one large room, proper staircase and dormer windows in roof but no bathroom.

these people give online approx quotes if you send in your measurements but they specialise in trussed lofts which I guess yours isn't so in may not be any good. I also don't know how close the guestimate would be to the actual proper quote when they come out to look. Helpful aren't I .

We're in SW london, had one done last summer in a v similar style house to you, but we got 2 bedrooms (well, one and an office) and a bathroom in the loft - came to around £50,000 altogether including bathroom etc - loft company quoted £38,000 which was all the building and stuff then the extra twelve covered the bathroom fittings, carpets, decorating, building regs fees etc etc.

Like badkitty SW lONDON . Terrace loft added 2 rooms and bathroom quoted 38K but came to 50K all in without decoration. Were quoted 32K for one bed and ensuite

£39k small bedroom and ensuite incl everything you mention. decoration and fittings extra £11k , in West London. We haggled... V pleased w results. Good luck!
