bathroom or playroom

ok

have 3 bedrooms nad big bathroom upstairs

living room, kitchen/diner and massive bathrom down

considering making downstaris bathroom into a playroom/snug

2 x boys share at the mo and DD is 10 so thinking a place whre they can hang with their mates/get some space etc would be more useful than another bathroom which frankly, we don't need

wold be a playroom/cold stick a sofa bed in there fore guests

the room is v v v big, as big as the master bedroom and it seems a birrova waste to use as a bagthroom(its currently divided intgo two rooms 0 bath and study area)

DD 10
DS1 - 6 on sunday
DS2 - 15 months (I think)

and thats IT

Thing is, if we had loo and playroom then playroom would be rather small and so would loo
I'd rather have one that was nice size, than 2 shitty litle rooms

ROFL at ensuite playroom

DH and I always giggle at ensuite bathrooms, they seem so RIDICULOUS, that they have their own name and only accessed by master bedroom

Playroom. Do not get the obsession with toilets tbh. We always managed to get upstairs for it in the olden days.

En-suite spare room/play room. With a futon rather than a bed so more room apart from guests come.

playroom, we are family of 5 and manage with 1 bathroom fine, you may need extra bedroom anyway if dcs dont want to share in the future.

Poor you...
Prob better to have downstairs loo then, also very useful for young DCs/potty training etc etc (as you know!).
But playroom/spare room could be great, a friend of mine had this, was also downstairs with en-suite loo, and it worked really well.
