Second Viewings

I had a viewing today, and the chap wants to come back tomorrow for a second viewing. I've never sold a house before, so what will he be looking for? Today he had a good look around, and asked lots of questions about the boiler etc. Our house is ten years old in June, so no major issues. Please someone tell me that this is a Very Good Sign!!!!

not sure, but a second viewing so quickly after the first is usually very good news.!

He may just be looking at the finer things, like how he would arrange certain bits of furnature, and what the state of the carpets are. asking if you are leaving any curtains etc.

It is a very good sign.

Emphasise how much you have loved living there. Don't say anything like "but its getting a bit small for us now" - when he asks why you are moving. Have a reply ready which includes a bit about how much you will miss the place.

Talk about ease of parking, good relations with neighbours, ease of commute, whatever is really positive about where you live.

In short, anything you can think of which you like about your house (make a list beforehand) - find a way to wiggle it in to the conversation. Without following him round and yabbering on and on, of course ...

Ive sold 7 houses and all of them have come back for a second viewing its a very good sign! Good luck

Well, he came, and brought a female friend with him. They spent twenty minutes looking around, discussing where furniture would go, and then left. No questions at all. Haven't heard anything, and when the estate agent called him he said he'd call in the morning. So....I don't know what to think. The friend did say they were 'viewing all day' though, so I have a sinking feeling that I cleaned/hid all the kids stuff for two days for nothing
