cost of loft conversion

i have asked this before, but can be more specific now that i have actually ventured into my attic.I would like to convert attic into bedroom,about 14ft x14ft, would want basic staircase, (safe but not fancy), 1 window (cheapest type) and 1 radiator.
has anyone done this ?
my 3 bed terraced is worth about £110 000 and to move to 4 bed house in same area it is about £150 000, so think conversion is prob best option.

even better, thanks.I really dont think that we can afford to buy a 4 bedroomed without compromising on other things so i think that this could be perfect solution. Now to find way of raising the money!

I think 5k is completely unrealistic! Sorry! Ours cost £16K but included tiny ensuite too and velux so not really comparable.

I will work on finding £15000, (save, borrow,beg)over next 12 months, and take it from there.

It really depends on who you know! Do you know any good builders?
My husband is a builder so he did our extention himself, saved £££!

We are in a 3 bed and really need a 4, will be starting a double extention this summer, unfortunately our loft space is unsuitable, Id much rather go for that!

Yeah 5k sounds a bit Like Izzy my DP is a builder and we're planning to do ours and definately looking at 15K to do it right first time - and that's factoring in trade prices. Fire doors etc - to comply with new fire regs would easily eat into the 5K.

There is a thread that ran and ran on DIY - kept us all on the seat of our pants and it's worth looking up just to see what can happen when it all goes wrong even when using a well recommended builder - very sobering
