Moving from rented property.

I need some advice on dealing with our letting agents, hoepfully it wont come to needing that advice but I'd rather be prepared.

We are about to move out (obviously) and are planning on going on the 7th Jan, and so have told our current letting agents that this is the date we are aiming for, so that they know how to contact us if it all goes as arranged.

Problem is, we pay our last rent on the 20th of this month, which then covers us to the 20th of Jan.

What we are planning on doing is moving on the 7th, then coming back to clean/tidy this place afterwards.

As we've had so many problems with them (hence us leaving) we are worried that they will want to try and move someone else in before the 20th Jan and get 2 rent payments that month. Can they do this?

If you are paying the rent until 20th you keep the keys until that date. It is your house until then. No one can live there except you.

You are coming back to clean and can do as you please. That is exactly what we did when we left our last rented house.

You also need the final checkout inspection and Inventory signing off before anyone moves in and that can only happen after you have cleaned.

Tell the agents you will give keys back on 20th and tell them to book the final checkout on the morning of 20th and you will hand the keys to the checkout clerk once the inspection is complete.

We just did that, don't worry. Just keep the keys and don't tell them. We moved miles away and then my partner took a sleeping bag and stayed overnight to clean. Still, they found a couple of faults with it, one regarded the fact that the fluids used to clean the cooker and oven had dried up leaving a film. So if you are doing that and can check again, do so, we got charged and they wouldn't allow us to go back in and rectify things. Wasn't very much but my partner was annoyed.

We've just had a viewing and when we answered the people's questions about the flat truthfully, which earnt us a glare from the agent.
