Letter to say offer rejected?

Is it normal for EA to send a letter to say offer has been rejected?

We've been dealing with an EA who has been rude and unhelpful. We put in an offer on Tuesday and the EA came back within minutes saying it had been rejected, to both me and DH. Today we received that in writing.

Is this normal practice (never had it before) or is this guy just rubbing it in that he markets all the houses around here and he's not going to let us buy one?

I think you're being a teeny bit paranoid here. Its probably some kind of audit trail type thing, proves he has passed on all offers or something.

Keep going, as soon as you have an offer accpeted he'll be all over you like a rash!

It's common practice. It is so they have something on file to show that they have had an offer and it was refused.

Yes, I probably am being paranoid but this EA isn't helping our search - he always manages to be just a little tactless and over the last 2 yrs he's been reluctant to show us anything and has never phoned or e-mailed us.

I did a look on Rightmove £100k above and £100k below our limit. There were 7 houses, 6 of which he is marketing and all at £50k above our limit. 2 of these houses have been on the market for almost 2 years and 4 others about 6 months at that price. He is not telling sellers to be realistic so we're kind of stuck - can't afford to buy what we want and yet nothing below our budget to compromise on.

I'd never received such a letter before - just sort of rubbed my nose in it to be honest.

It is a one man shop? If not talk to the other agents in that office instead or keep an eye on rightmove and book to view properties as and when they come up.

Or you could be blunt and ask him outright why he hasn't contacted you about properties.

I have never received a rejection letter, just a phone call. He clearly isn't selling anything, maybe he needed something to fill his time

We had this when we put an offer in on a house earlier this year. Actually, now we are bloody pleased our offer was rejected! The EA, like yours, just about corners the market for village properties in this area. I think it was just their method of working - to officially note your offer and the fact it had been refused.

Good luck with your house hunting though. Perhaps it'd be a good idea for you to go & see this EA and set out again your criteria.

I did ask another agent in the office why I was never called; she said that they never call, they e-mail and it's up to us to reply. So for about the 4th time I re-iterated that I'd like to be on their e-mailing list.
With regards to the property in question, I asked why we weren't e-mailed about it and the unpleasant bloke said it was becasue it was above our limit so I asked why a property had come up as sold at an asking price of £150k below our budget and he said it was because it was below our limit. Have you ever known an EA not try to sell you something that is not exactly your limit?
Also with regards to this property, it went on Rightmove at 11.45pm and I was in the office at 9.30am to book viewing and he seemed really annoyed about that.

Common practice these days I think. We sold/bought earlier this years and there were several round of negotiations, each backed up by a letter (which I had not experienced some years before)

I agree it is common practice. We got letters re all our rejected offers.
