leaking...

This evening I've had a call from my tenant. The tenant from the flat below has been up and said they've been having water leaking down from our flat for 3 weeks which has stained their ceiling.

We had this problem a couple of years ago, the neighbour sent a plumber round but he couldn't find a leak.

Owner of the flat below has called me and said I have to get a plumber and sort out the leak because if the roof falls in it'll be my responsibility etc.

I've called a plumber to go round.

If the source of the leak is in my flat, and I get it fixed, do I have to make good their flat too? what if the plumber doesn't find anything like last time, but the damage below continues. Will it be my fault?

Plumbing is not really my thing, so I'm all at sea...
