We are in the process of designing our house extension & submitting it to planning. We have planning permssion that came with the house when we bought it but need to resubmit due to tweaking the plans a little.

We are hoping to get started on the actual building works by next Feb / March I think, depending on how long planning & building regulations takes. I am getting v excited though and it's all I think about! I am awake at night designing my new kitchen / diner in my head

Anyone else about to do an extension or home improvements etc? Want to chat & get excited?

we are in same boat, no money to do the buildign work, but about to submit plans.
I am so not excited though! Just stressed and apprehensive. But we've been living here for a year now, are you theh one who has just bought a plot?

We had our extension built this year. I have photos of my new kitchen on my profile pics. I had a great time planning it all and seeing it brought to life!

Not bought a plot here no! We have been here for 2 years- 3 bed detached house but it is TINY and we now have two DS's so really need to extend. It will be £££££ but cheaper than moving I think plus I love where we are. We will need to remortgage for the money and the bank said they are at least lending but I'm still trying to work out how much we will be able to borrow so we aren't owing tons.

Don't get me wrong, I am apprehensive too mainly due to the upheaval with 2 under 2's. Plus our front and back doors will need to be knocked down first and we will lose our utility room too- ie, need to get french doors fitted first to get in the house and move into a laundrette for the duration!

I am feeling so cramped though that I just sit and fantasise what it will be like in the end.

What you having done?

Oooo Cece, that's really similar to what I want! I'd like white / cream cabinets with wooden worktop plus breakfast bar. Where did you get yours from? Can I ask how much it was (ish)?

We bought a really old house on an acre plot...so it's lovely, with an old barn etc. But everything is very run down. We basically need to do a Grand Designs on it. HAlf renovation, half new build...but like I said no money yet. It's annoying really...at the moment we are redoing our living room, but it's temporary, just until we do the big job.

So I guess I'm a bit negative about it all!
The fixtures and fittings are a long way off for us, it's all about getting planning permission, and some money to do it.

we are planning to knock kitchen into dining room and also put new conservatory bit joined onto dining room. Anyone got any advice about how much architect should cost? Quotes I've had seem megabucks

ilikeyoursleeves · 24/11/2009 14:10

Licquorice, I had 2 architects out last week. The first one quoted 15% of final cost (OMG) but seeing as we are doing a fairly simple extension, he was swiftly binned. The 2nd guy was the one who drew up the plans that we inherited with the house, he was lovely and charges a fixed fee. I'm not sure what it is yet as we re waiting on a letter from him outlining all costs (planning, building warrant, architect etc). I'm hoping the architect fees won't be too bad given we are only adding on one room to the plans he originally drew!

I've read about 4% for fees seems to be normal?
