Help with what to offer on a property that makes my heart go thump (but my head go GULP- HOW MUCH!?).....

Stunning three bed has come on market. Will go asap as good things in this area tend too. Area is nice, quiet near tube and round corner from where we live already so have established networks.

Is on at £370k but owner brought it in April 2008 for 305k however he has done a shedload of work to it. Only 10 houses on street but next street 3 beds seem to go for about £300 (one sold in sept for that).

It is a LOVELY house and boy I WANT it. But it does seem about 70K over priced.

Estate agent says it has been on market 5 days and was sold at asking price within 2 days but buyers had to pull out as their chain was going to collapse unless they moved into rented. he also said he had another couple coming for a second viewing tommorrow. We are doing second viewing tonight. This of course may all be bull but in 3 years of keeping eye on market in this area have not seen a house like this not sell before you have chance to blink.

Anyhow what do we offer? We are in a bloody good position as we actually only need a 30% LTV mortage and getting a mortage agreement won't be a problem as they are willing to lend us a heck of a lot more than we actually need to borrow. We are also currently in rented so chain free and can move quickly. Technically we could afford the asking price but I think the price is overinflated since he brought at the peak of the market last year and has somehow added 65k to asking price (although to be fair probably a significant part of that is the work he has done- new kitchen, new bathroom, possibly new electrics, and new boiler (but old radiators).

I don't want to lose this house but I also don't want to pay over the odds. Doesn't help am pregnant and hormonal and getting desperate to buy somewhere as we can't stay where we are. Due Feb. (Vendor wants to move Jan so although later than planned could just about work out).

Someone make it all make sense.

Oh and asked to meet the vendor tonight too as figured if he met us and new our position without the blimming estate agent middle man then he may be more likely to accept a lower offer than asking price.

Bad luck, Thandeka. Go to Sarf landan; we're selling an identical 3 bed Victorian redbrick terrace, garden, huge kitchen, 2 reception, nice condition, quiet road, for offers over 300k. N London looks like a bit of a rip off, tbh.

Awww, sorry Tandeka.

But, nice house but in no way worth that much! Honestly. And perhaps the other buyers will pull out once the survey picks up the bodies under the floorboards, the chemical waste in teh garden and the plans for an overhead motorway which will just skim the chimney pots!!

No way is it worth that.

Paying for a post code definitely.

Our garden is miles bigger as is the kitchen and ours would probably go for £280,000

It doesn't look as though there is that much work done to make it worth 70k over the usual street price?

Housing market is weird at moment.

Actually it was two houses up from new river path which although is more a canal- with global warming you probably dont want to be next to bodies of water even if they have never flooded before they may start to flood.

Have another viewing booked in tonight and will maybe book in a couple more so will try and keep chin up.

Am actually a bit teary at the mo because of this I so just want to find a house as we cant stay where we are once baby starts to crawl plus its my due date for the baby I lost before this one (MMC at 10 weeks) tommorrow and its friday the 13th today so the universe is conspiring against me at mo! But it just means there WILL be an even better house just around the corner.

Housing market is v.weird- I think there was probably 40k's work but not 70k's!

Oh Thandeka sorry about your due date coming up, look after yourself.

I am moving house while pregnant and the strops and tears are flowing freely I can tell you. It's bloody stressful.

OTOH just think - your rivals got the house.... ON FRIDAY 13th! Doo-doo-doo-doo...

((for due date)) I'm so sorry, I can relate to that too.

And I'm sorry about the house. People kept saying to me, so I pass it on, that something better will come - this one wasn't meant to be (or, like the one we just got, it'll come back to you when least expected!).

Coming to this late, but just wanted to say this happened to us - except it was a phone bidding war - and we lost due to our position in the end (we agreed to pay more, but they wanted a chain free person...) and I know how upsetting it can be. I was also 6 months pg.

But two months later we found a better house and have happily been here for two years - so I'm a great believer in things happening for a reason.....

well have just found one am trying to view this evening that looks bigger and cheaper...........

bet they phone back to say its gone!

but fingers crossed- failing that when bub starts to crawl we move to a rented house not the end of the world.

Nope because sodding agents didn't get back to me despite 3 phonecalls to them! Bah. Couldn't do owt today as mother in law visiting. Next master plan to flyer streets round here we want to live in.
