detached garage conversion

In need of more space, particularly a spare bedroom as family often come to stay. Can't really afford to move as house has been valued at same as 2004 price despite us spending a fair bit to improve it - new kitchen and bathroom etc. We have a detached double garage so the obvious solution is to convert this into a guest bedroom. We live in a conservation area though and are worried that we wouldn't get planning permission - they seem to turn people down if the conversion could lead to a separate extra dwelling. Does anyone have any experience of this or suggestions? Thanks

Give your friendly local planning team a call on Monday morning for advice. If you ask to speak to conservation, they'll be able to chat it through with you .

It may be that you can apply for a conversion, but that the permission (if granted) will come with restrictions.

That is, restrictions so that it can't be used as a seperate dwelling. (Sorry, hit post too quickly!)

I have a friend in a conservation area and they were able to convert a detached outbuilding (bedrooms and bathroom) but weren't allowed to put a kitchen in, as that would have made it a detached dwelling.
