have refused to let us remortgage as they say our house has no equity. The figure they gave is so low and so out of step with 1.the real picture 2. all the other home calculators.

DH was basically told they are not really lending.

So our choices are a personal loan or sell and buy somewhere which has the things already done (damp-proofing, a central heating system thats not almost dead).

Well personal loans aren't being handed out either.
They don't want people's business hence the fee's are massive or the valuations are pityful, exactly what happened in the last crash this one seems to be playing in slow motion.
