electricians and part p certificates- before or after payment?

Should we expect to receive the part p certificates for work completed before we make full payment, or on receipt of full payment to the electrician?

we witheld payment till we got the part ps but DH is v good at managing tradesmen - not sure I could have been so firm.

That is what I thought. I had advised him we would pay upon receipt of the necessary paperwork and he said he would not provide it until he received payment in full.

I would roll with it then, and cough up so long as all the physical work has been finished to your satisfaction and it all works

The only problem i have, is we paid in our old builder, who did work related to this electrician's work (he did a loft conversion, attempted to at least, and this electrician did the electrics for it, this payment is for some additional work he did for us) he (the builder) did not finish the job as promised, and he also has not paid the electrician either. So i am concerned that he will not cough up until he has had all his money from both us and the builder, once bitten, twice shy so to speak.

I would ask to hand the cheque over in person then (or banker's draft if he makes noises about waiting for cheque to clear) and he can provide the certificate at the same time.

Yes, so glad it's finished and you can start decorating. Hopefully you will get it all how it should have been eventually.

I must say, stories like yours make me very anxious about our building work - like you we had a cheap quote from someone, and although he's been great to deal with all the way through and all the workmanship has been brilliant, I keep waiting for it all to go wrong!! So far though it's been our architect who's been crap and the builder keeps pointing out where the plans were wrong and he's managed to alter them to give us more space!

daisy it has made me very wary too. But also, luckily, we think we have now found a great builder. We get on well with him (DH and he have been swapping cds and dvds to copy all week and have left each other some, agreed to give them back over a beer!).

But more importantly, he is multi-skilled. He does all his own plastering, he is a fully trained carpenter and joiner, he has done 62 loft conversions of all different shapes and sizes, done bathrooms, kitchens, bedrooms, and is happy to do little jobs like design and fit our hallway cupboards as well as bigger jobs. So, we shall use him if we need one in the future. Everything he has done, has been done with pride, care and attention.

We withheld a grand until the PartP came through. Just as well as it took 8 bloody months. Dread to think how long it would have taken if there wasnt such a large payment outstanding.

In my experience the Part P certificates aren't usually obtained from the electrician. They have to be applied for by the electrician to his governing body ie, NICEIC and they send them direct to the home owner. This can take quite a while although withholding part payment does ensure that the electrician applies for them quickly!
