Conservatory and planning permission

We are hoping to have a conservatory replace our existing utility/lean to - would we need planning permission or building regs?

Anyone know the ins and outs?

Depending if the house's permitted development rights which have already been used or not, or if you are increasing the existing size further you may or may not need need pp, but almost certainly buildings regs. Yor best bet is to call the council and check.
