what sort of offer should we make on a house?

Saw a house today that dh and I really like. We wanto to make an offer but don't know what to start at.

There's 7 viewings booked in for Saturday and there is no way this house won't sell quickly. It hasn't had any offers yet (only been on market 5 days) so the estate agent says he doesn't have any idea of what sort of offer they'll accept. But they have phoned him every day to ask if it's sold (they don't live in it or even in the area)

It's on for £245k. What would you offer as a first offer? Then how much would you go up when that's rejected?

Sounds as if it might have been priced realistically ie already under the 250k stamp duty threshold. Are there any comparative prices of recent sales of similar houses ? You could try 230 but suspect they won't accept at least until after others have viewed.

We offered the asking price on this one because we knew there was nothing else around at the time, sometimes it's about more than the money I guess, does the house have the right feeling ?

we offered £232k and it was turned down (as expected) so offered £240k and got it
