what's the lowest commission rate you've got from an estate agent?

Had agents round to value house earlier this week. Been quoted 1.75% today for commission, could I get them down lower do you think. And if so how would you do this (not very good at haggling).

We paid 0.9% about 2 months ago. They wanted 1.25%. We just asked them to lower their rate if they wanted us to put the house on with them. We knew we were in a fairly strong position as our house is in a very popular village, was very well presented, and was likely to sell relatively quickly.

However, we paid for advertising, brochure printing and HIP on top of this.

Was that with one of the big names chain estate agents or an independent?

We got agents down from 2.5% to 1% a few years ago - two agreed to this, although only one would do this rate as joint agents. The other wanted sole agency.

0.75% + vat. Was about 5 years ago though, as the property market was climbing.

We had 0.6 +vat last December. Local agent but he had just opened and was offering amazing rates for the 1st 50 houses he took on.

0.5% + VAT howver I work for a bank that had EA linked to them so was a staff deal (was back in 2001 and normal rates were 2.5%!)

1% + VAT, again was a very competitive market at the time. I knew the flat wouldn't take long to sell (it went within a week) so the agents wouldn't have to invest too much time in marketing it.
