Two Qs: # of rooms d/s & 2nd storey extension

We currently live in a 2 bedroom cottage & desperately crave space. We really want to buy a house with 2 reception rooms so that we can use one of them as a playroom - the house we viewed yesterday is open plan from the living room into the dining room (which we could use as a playroom). Other than double doors, is there anything we could put between these rooms to prevent DS & his friends from bringing all of the toys into the living room? We'd like the living room to mainly be an adult space, if possible.

At the back of the house the Vendors have erected a single storey extension 22' x 13' which they use as the kitchen/diner. There is planning permission to extend the 2nd floor onto the kithcen/diner, which we would need to do as upstairs is too small. Is it normal practice to lay strong enough foundations for a double storey extension when erecting just a single storey extension? We are wondering what would happen if the foundations are not deep enough - is there anything that can be done other than demolishing the kitchen/diner to lay strong enough foundations?

if foundations are not deep enough you would have to start again.

not sure about normal practice. you would need to ask them and or get a builder to check.

Yes, I believe it is normal practice to erect foundations deep enough for two storeys. I thought that you could potentially underpin them though if they're not deep enough? I would guess that before you start the person doing your building regs (local council or independent contractor) would ask you to expose them to check the depth.
