Bank requested damp and timber report

As title says bank have carried out their valuation and requested damp and timber reports to be carried out.

Anyone else had similar experience. Please tell me it went to plan!

There is nothing to worry about. The surveyor may have seen historical evidence of woodworm & thinks it should be checked by a timber specialist - even if there is current infestation it can be easily treated. Bear in mind that any property can get woodworm, it is not just old houses.

The same goes with damp issues - easily sorted.

Also bear in mind that sometimes the specialists may even quote for work that doesn't need doing so ask to be shown where they think the problem is.

Also, if the valuation came back at or around what you are paying for the property then the valuation is for the hous ein its current condition so you should not expect the vendors to reduce the price.

We had this too- they did find damp and it was found to be minimal and not worth doing anything about.

It should be fine
