would you consider buying a house without a 'main' bathroom?

Have just spotted a house up for sale near us, good area all beautfully refurbished.

The downside seems to be that there is no main bathroom. There is a downstairs shower room, and upstairs one of the bedrooms has an ensuite shower, another bedroom has an ensuite bathroom.

What do you think? Would this bother you? And do you think it would make the house difficult to sell?

I havent been to view yet so dont know if the layout can be changed but am guessing not as its all just been done by a developer.

Should add there are 4 bedrooms in all.

It would probably bother me. We lived in a flat which only had a shower room, no bathroom, and it was totally impractical as we had two children under 3 by the time we moved. I guess the ensuite bathroom kind of makes it OK, but it wouldn't be ideal.

Having said all that, we sold the flat last year in less than a week and had plenty of viewings.

I wouldn't like it if there was no communal loo upstairs in a house of that size

Loo more important imo.
We have one loo with sink, and another en suite bathroom with loo, bath, sink and shower (over bath).

We don't have many visitors, no overnighters anyway, so nobody uses the bath except me and the kids...however, there are two loos and it's a flat so therefore plenty.

I think you need to imagine scenarios, use your own house/bathrooms for a few days with it in mind...where would I do this, how would it work...if you had guests which would they use? etc etc.

Always the option to put in a main bathroom later if you need to I suppose.

I think for us it would work ok, I would probably have the room with ensuite bathroom, & put one or both DSs in the room with ensuite shower room. am still not sure though, think I will have to go and see it to get more of an idea.

it's a shame because everything else about it is so great, but the bathroom set up probably explains why a) the price is a lot lower than I would have expected & b) why it hasnt sold immediately!

depends on whether or not you have children, and how many you have now or intend to have.

if one could be ok, but if one and possibly two i cant see that would work.

So 2 bedrooms have no access to a shared bathroom upstairs? Do you therefore have children/guests who would have to traipse downstairs. I suppose if the second ensuite was an occasional guest room it would work ok day to day. However agree a loo upstairs is most important but I'd also look to see if one ensuite could easily become a communal bathroom again.

the lower price has to be a misprint doesnt it? thought it was too good to be true even with bathroom situation!

For me it would depend which of these rooms had a loo in them TBH.
If the shower room downstairs had a loo then wouldn't put me off at all. A lot of houses especially these days have the "public" use toilet downstairs.

I think it would bug me a little - I grew up in a house with 3 upstairs bedrooms and the only bathroom (or anything) was downstairs, and we all managed fine. But this layout means that people in three of the 4 bedrooms can't have a bath without using the other bedroom's ensuite, which would be a bit of a pain. I know most people have showers more often, but there are plenty of occasions where a bath is what you want...

are there floorplans on the website? See if one of the upstairs loos could be made accessible from the landing?

Or could another bedroom have an access made to the non master ensuite, like those jack and jill setups?

Would bother me a lot.

If guests came to stay would they have the 2nd ensuite bedroom or would they have to traipse downstairs in their pyjamas to have a shower, use the loo in the night, etc?
