Would you prefer three double beds, a big luxe bathroom and an attic room or two double beds, one big single, a smaller bathroom, an office and attic room?

I have posted about this much more long-windedly on this topic, but think this is a bit more concise!
We are doing the attic room now - it could be an office or kids room or guest room. It can fit a double bed but has very sloping ceilings so not a lot of room to walk about.

Was about to say the second option, but if the attic room could potentially be used as a study, then option one.

I was thinking if you had three kids AND you worked from home then you might need an office, and the attic room etc, but then the bathroom might seem poky...

We could put a home office in the garden for about 3K...
