just accepted an offer and now confused about conveyancing

sooooo pleased to have got a full asking price offer today so obviously accepted it - house only been on the market for 2 months!!

but now totally confused about conveyancing - this is the first time we've sold a house and we were in it for 8 years so have forgotten all the hassle the last time.

We're now overseas trying to sell this house in the UK - just a few questions!!

  1. can we do it all without being in the UK?
  2. Can we pick a solicitor from the internet - it seems a bit risky but we dont know of any good ones?
  3. how much should we expect to pay - realised lots of them offer no sale/no fee!

any advice would be very welcomed!!

  2. Yes - check out law society website, or see if any friends or your estate agent can recommend on
  3. Totally depends on which firm you use - for some it'll be fixed fee dependant on value of house, etc, for others it'll be based on time spent. Worth calling a few and asking for a fee estimate.

Most conveyancing specialists are fixed fee - call around a few that you find on the internet to get an idea

te estate agent recommended one and although all in it was a wee bit more expensive, it might be easier to go with them rather than pick one at random off the internet! it was a fixed fee & no sale/no fee solicitor so we cant lose really.

Not that bothered about a trip back to the UK - good excuse for leaving the dc with grandparents for the weekend and having a few nights away!!!
