Planning an Extension

We have been talking about having an extension for ages and finally decided that we would like to get on with it. The first stumbling block is that we are undecided about whether to go for double or single storey. We imagine that a double storey would be a lot more expensive but is that really true? Does anybody have any experience of this or know any rules of thumb for estimating costs?

It will be much more expensive - while you don't have to provide another roof, you do have to allow for deeper foundations and more structural work to the existing house to allow for another opening. It may not quite double the cost (for double the space) but it won't be far off doubling it.

also need to factor in whether you can stay in the house while it is being built - easier to stay in if only single storey extension - in our case it meant moving out if double storey but it doesnt always - moving out is expensive and a hassle.
