thanks for your congratulations. it actually only took 2 days after we went under offer to find it. we looked at quite a few houses in that period (about 14) and a few (another 5 or so) afterwards just to check we were both right but it so was. we negotiated hard over a period of 3-4 weeks but all was worth it in the end....
