Building a 4 bed house

OK, I know this is along shot & it depends on where you live but does anyone have ANY idea how much it would cost to build a 5 bedroom house? I know it is hard to answer but base it on fitting average kitchens & bathrooms. We are in the SE & have seen a plot of land (which is massively overpriced) but are making enquiries. Many thanks

Sorry, the title should say 5 bed.

Its usually about £1000 (upwards if special finishes/gold taps etc) per square metre.

I have just redone my buildings insurance and one of the questions was 'cost to rebuild' which should appear on the valuation form the mortgage company did. For our 4 bed semi the rebuild cost was £155,000. Not sure if that helps at all?

£1k m/2 is considered very economical in South East unless you are doing work yourself/know people in the trade. A good finish will be nearer to £1500. As a rule of thumb, my friend who is a developer says that land should only be about a third of the final house cost if that helps you budget.

Agree with Saga, but also allow for proffesional fees, site clearance etc, so I's up the reinstatement to 1500PSM on the basis that rebuild doesn't add masses to the premium. My company is budgeting circa £1200psm for good spec new build house
