Sorry, not really much point to this post but I am waiting on tenterhooks for news & am going out of my mind! We had a young couple come round for a 2nd viewing at the w/e & they brought their parents. As they looked round the house they kept things close to their chest & they then had a quick look round on their own as well. When they left they had a good look around the area as DH saw them (he was sat in the car round the corner with DS). When they came round for the 1st viewing the EA showed them round & the lady spoke to my neighbour in the garden & he told me she seemed very keen but during the 2nd viewing she didn't show anything which I know could have been intentional or maybne she just didn't feel the same way about the house the 2nd time. Ugh I am so fed up of waiting to hear back about whether they want to come back for another viewing, are going to make an offer or have decided it is not the house for them.

We had one girl come to our house three times, once on her own, once with her mum and once with her dad. Her dad was super thorough, went up to the loft, checked absolutely everything, took over an hour to look around (it's tiny!) and they kept saying they were thinking about making an offer. Never did. I gave up on them. apparently they saw another property 7 times before they decided it wasn't for them. There are some people who are just total pains in the arse!

Agreed! I am surprised how quickly they went round the house during the 2nd viewing - may be that should be setting the alarm bells ringing.

Seven times though is taking things to the extreme!!!!!!!!!!!!

are they proceedable do you know? it could be they are just testing the water with a few properties but can't get too excited as they aren't in a position to offer? or it could also be that they are good at keeping polka faces when viewing and will offer you something soon..
I'd chase the EA for some feedback - see what, if anything, they have said to them as people are usually more candid with the agent than the vendor.

I feel that there are so few properties on the market that maybe your house would be a compromise rather than a dream home. That was why they were taking such a long time.

Also sometimes people don't like to reveal how much they like a property because the vendor would then expect a high offer.

Did you ask her any questions? Like if she had children then you could rave about the local school etc?

Selling is always a nightmare!

Well still no news from the couple who came for a 2nd viewing last w/e BUT we have received an offer from a 1st viewing last Saturday!! It is a good offer, just £10k lower than the asking price & the EA thinks that is not their best offer. They are also in renting so are in a great position DH & I have to sit down tonight & think about what is the lowest offer we would accept. Wow DH & I are in shock!!!

That's fab news I had an offer of 10k lower than asking price on mine to turned it down though, I would phone your EA asap and get them to contact 2nd viewer to say you have had an offer, it gives you a lot of leverage and you will know better how to proceed from what 2nd viewer says to EA. They are in a good position if they are renting and will probs want to move pdq, have you found a new place yet?

EA has only just spoken to the other couple & they had a question on the house & he thinks they are going to make an offer. He has told them we have an offer on the table. Tomorrow he is going to tell both couples that he wants sealed final bids. OMG!
