How much would you offer and how much for a kitchen extension

We have just seen a house that we love but needs renovating.

Ideally we would want to remove conservatory and replace with a kitchen / breakfast room extension. Kitchen would end up being about 20ft by 10 which would be about the size of the extension.

How much would you budget for extension, those lovely glass doors that fold all the way back and a good quality kitchen (Neff appliances, solid worktops etc).

The house is on at 399k, vendors are emmigrating next week. How much would you offer?

Do you mean an extension into the side return?

If so £40k for the extension. At least.

Impossible to know what to offer without more info.

No it would be at the back of the house. It's a 1920s detatched.

i would bank on £60 - 75 k

demolition, extension, appliances plus all the extras which will know doubt rear their head

Extension 1k-1.2k per metre squared for extension is rough advice given by builder friend which includes foundations if single storey or roof if 2nd storey.

And re offer: about 8-10% under the asking price.

Hope you get it, Rugby is a nice place to live.
