viewing dilema WWYD

We are going dual agent from this w/e & the 2nd EA has booked in a viewing for us on Sunday at 12:00.

The 1st EA told us yesterday that the couple who viewed our house last w/e want to come round for a 2nd viewing - he rang this morning (whilst we were out) & left a message to say it will be this Sunday at 12:00.

THE EXACT SAME TIME!!!!!

So, do we move the 1st viewing (& piss the 2nd EA off)? Or do we go back to the 1st EA & ask if the clients can do the 2nd viewing half an hour later? We can't tell him we have another viewing booked in with the other EA as the 2nd EA are not supposed to be marketing our property until the w/e.

You are going to have to change one of them aren't you. Just ring up one of the agents and re-arrange one of the appointments.

Just tell the first EA that 12.00 is not good and they will have to come at 12.30. But if the second agent is not supposed to be marketing until the weekend, surely noon on Sunday is perfectly acceptable for them to be viewing anyway? Marketing starts Saturday?

Tell the people who are coming for a second viewing to move, that way they will know other people are interested and it may force their hand a bit .

Lala, she can't tell them because they are not supposed to know there is another EA - is that right? I would try to keep the people who are having the 2nd viewing happy TBH, try to get the first ones in earlier, because if the 2nd viewers are really serious they might take a bit longer, want to have a really good look and lots of questions etc. Surely on a Sunday the 1st time viewers will be a bit more flexible than if it was during the week when they might have had to take time off work etc.

The couple (clients of the 1st EA) who are coming for a 2nd viewing can only do 12 - no other time whatsoever! So, we are accommodating them. Also have another viewing booked in for 20 mins later with the same EA as he says it will look good if they 'accidentally' overlap. The viewing booked through the 2nd EA is now coming earlier. So I have to do 3 viewings that day. Gulp!
