Buying a property privately

Hi all

Has anyone bought privately? As there were no suitable properties for sale in the village we'd like to move to we put flyers through doors there last weekend. We are going to view one of these houses tomorrow which was on the market 12 months or so ago. The vendor is not really sure what it's worth but has an idea, we viewed a similar house on the same street a few months ago. Anyone got any ideas on negoitating without an estate agent?

Can you not use an estate agent just to get it valued?

You can use a valuations surveyor to get a current value but both sides have to agree to this. They must have some idea what they want for it so it is up to you to decide whether that is reasonable or not and use that as a starting point.

We had someone once who wanted to buy our hoouse when it wasn't on the market.

We agreed to each get an estate agents quote, then settle on the middle one.

Unfortunately she wasn't willing to buy once they'd valued it.

We ended up putting it on the market anyway and sold within a week for more

Thank you all for this. We've just been to see the house tonight - it was on the market 12 months or so ago and the vendor is now going to contact the EA again to get an idea of what it's now worth. We saw a house a few doors away a few months ago so know what that was on for so we'll see what happens. It's a nice house but smaller than we would have liked and only really feasible for us if we can extend which we can only do if price is right. It's also in an in demand village with no other suitable properties on the market at the moment - dilemma..........
