Tips for selling house

Hi all
We have someone looking round our house this afternoon. The EA normally shows clients round but they are closed today so I am doing it. Any tips to pass my way? Obviously I have to emphasize the positives & ignore the negatives!!

Just be friendly and never say anything negative about your house
Then let them have a wander around on their own
And don't block the front door and question them for 20 minutes on their whole life history like the mad woman did yesterday when we viewed her house
And why she thought that little spotlights on the side of the staircase was a plus point, I will never know. Maybe she was an air hostess?

have a good reason when they ask "why do you want to move?" (if they ask it that is!) - for us it was "we moved in with 2 children, now we have four - we need somewhere bigger" rather than " we are fed up with the nearest shop being 12 miles away and tractors nearly running the kids over due to no paths..." kind of thing!

I also offered coffee to our last viewers (who are now our buyers) and it gave them chance to sit down and have an informal chat and relax in the house. they asked lots of things that might not have come up otherwise.

have an idea of how much bills are - ie. what's your council tax, elec, gas etc - ours always asked these and to start with I just looked blankly at them!

show them round and then offer them chance to wander in their own time while you go and do something else.

if you have dc's bribe them to sit fairly quietly or see if oh can take them out maybe? I remember once my little toads telling our prospective buyers far too much about our home and why we were moving

I always say hello, introduce myself and the say feel free to look around rather than me guiding them around the house, if there's something you feel they'll miss like a room off a room then mention it.
I just feel the less people in a room the bigger it feels.

Thanks all. I did OK (if I may say so myself) & she liked the house but then said she didn't think all her furniture would fit. Huh? Of course you won't be able to fit ALL of your furniture from a 4 bed house into my 2 bed cottage. Arrrrrrggggggghhhhh!!!!!!!!!!!
