Is the living room too small?

What do you think of this house ?

Do you think the living room is too small at 13'10" x 12'11"? There is a lovely large conservatory at the back which I guess could also be used as a garden/living room.

Looks really nice.

Conservatory has heating so I would make that my lounge - I much prefer looking out at the garden!

Maybe current lounge could be playroom/family room?

Our living room is about that big. As long as it's not your only reception room it should be fine. Their are 5 of us in our house and it doesn't feel like a squash

It depends if it is going to be a "family room" or not. Personally I would want to keep it as a lovely living room for me and DH to relax in once the kids had gone to bed . The kitchen and conservatory can be more "family"! There is a basement too which could also be a kind of kids playroom I guess (didn't see a picture)

Thanks everyone, it is a great price for us but is on a road which is the compromise we would have to make if we like it.

I think it looks great, lots of potential. The living room looks a lot bigger than mine! Ours is small, but its cosy.

'Your' house looks like there are plenty of other rooms to spread out into.

I'd keep the living room as more of an adults-only sanctuary to relax in the evening and have the conservatory as a play room, it would be lovely to spread out into the garden in the summer.
