How much do architects charge to draw up plans and how much is planning permission?

Generally speaking? I know it must vary depending on size of extension etc. I am talking about an average 3 bed semi, extending downstairs, approx 12ft x 8ft, and adding another bedroom and bathroom upstairs.

After finally getting DH to agree to go ahead with this I am anxious to get cracking but need to know we have enough money to do this and then get estimates etc out of our savings, before borrowing more on mortgage

Of course it would: it wouldn't have been possible to put one in place without B.Regs plans approval and inspections, so it would have prevented the problem altogether.

Get a grip on reality, for heaven's sake!

It wasn't something that sprang to mind when I was appointed as the consultant to sort it out. I wouldn't have thought it possible to get a warranty after the damage has been done. My approach was to get the applications in asap.

Do LABC offer warranties on projects that they've already slapped a stop notice on? (Actually nothing surprises me any more )

Winefred, if you want to start your own thread about the job you're involved in then go for it. But at the moment your posting just seems a little bit odd and is not related to the OP's question. (Your question about LABC warranties is also odd - building control don't give warranties themselves.)

You will CERTAINLY find 'Plans4Less' if you submit a search on 'findarchitect.co.uk', because they are the same organisation, using the same phone number!

Help!!!!
We have an OLD house on four floors with 250sqm in west London. We haven't spent anything on it for the last twenty years as every penny we've had has gone into school fees but now we need to do something. We need to redo two bathrooms and kitchen (large open plan 50sqm)
What sort of budget should I be allocating? Do I appoint an Architect and if so how should I find one? How do I find a good builder/building company?
I am completely clueless as to where to begin. Any help would be much appreciated!!
