get out your calculators...how much to completely renovate 600 sq feet ?

How much do you think it would cost to completely redo a 600ish sq feet reception room and kitchen? Right now they are two separate rooms - we want to replace the whole kitchen and open it up to reception room, which would entail knocking down a (not-supporting) wall. Also want to completely redecorate the rest of reception room, except the floors. Lots of weird decor to be removed. Will also want to add a small cloakroom in a space next to the kitchen.

We won't be doing any of the work ourselves, and want the finished product to be nice / good quality but not high-end designer. In London, fwiw.

How much do you think this would all be?

28,000 pounds ish. Sounds a bit like what we've been getting quotes for and they mostly came out around that figure. That didn't include the actual kitchen and cloakroom items (toilet, sinks, worktops, cooker, etc.) We'll buy them ourselves.

thanks peasoup. Are you in also London? Someone (in the "business") told me that what I described below would cost well over £100K, for everything. That seems crazy to me. You too?

Yes I'm in London. Well over 100,000 is a mental figure!
We had quotes from about six builders and mostly it was around the 28,000 figure . It included all building materials like plasterboard, etc, but didn't include the other stuff like radiators, the sinks, loo, or tiles etc.
Ours is a slightly different project, but seems to me it would be on a par with what you've mentioned you want done, same amount of work, so to speak- we are doing 600 sq ft, though it is upstairs- creating a new family bathroom, knocking a wall down, re wiring throughout the three bedrooms and bathroon and hall and stairway, insulating all floors, knocking a window in a flank wall, redecorating throughout, including removing really old ghastly decoration.
So... ours maybe sounds like a bit more work than yours even. The window involves structural stuff and none of your work does.
Are you in Kensington and Chelsea or Knightsbridge and they are purely trying to rip you off? We are in a pretty nice area though not as nice as those two!

If you don't need new flooring or rewiring and if the replumbing is fairly basic, I would think 20ish depending on how complicated kitchen is to fit. I would expect tiling etc for that price.
