Building over a garage

Have you done this? What was involved?

We have a 10 year old house with an attached garage and we think if we could build over the house we may never need to move again! If we can save enough money to do it we may go for it, but I'd love to know what might be involved.

How long did it take? What would we need to think of?

You need to consider whether the foundations for the garage are sufficient to take the load of a second floor. Your external walls would need to be (if they aren't which I doubt) insulated cavity walls etc.

Your best bet is to speak to your local planning office and check that they will allow it - if others in your area have done something similar then it should be fine!

Yes, others have, in fact quite a few of the houses on my street have done it. Our house looks a bit odd, like it should have had a room above the garage but the builders forgot to do it! I wish I knew the neighbours who have built over but most didn't do the worth themselves.

we had to knock our garage down to rebuild it and the rooms aove it due to the foundations not being able to take a 2 storey.

You need someone to check this for you
