Anyone know how much loft conversions are?

We have quite a small 3 bedroomed end terrace - anyone have an idea how much it would be?

Any hope in hell of doing it for under ten grand?

Hand on heart, I don't think £10k would cover the materials (you're talking about a lot of steel, building up the party and the end of terrace gable walls, a staircase which usually has to be made to measure etc etc). Depending on where you live in the country, you might be able to get it done for under £20k but in London you are looking at £25k+.

yes i would say £25 plus if ya in london as they arent cheap!

I think you'll be lucky to get it done for even £25k in London.

Our neighbours were quoted £35,000 + VAT 3 years ago now! I would say you need at least £30 - £40,000 to get a proper job done. I doubt you could even do it yourself for £10,000.

Well,I think it is possible if you know a lot of people who work in the building trade and who are prepared to do a "guvvy" job.

We did ours for £5 K which I agree is extraordinarily cheap,but BIL did it for us,he is a joiner,he had dp nephew to help ,other BIL did the wiring for some cash in hand,a plasterer mate of dps did the plastering for mates rates and we did a lot of the final decoration etc ourselves.

This included 2 velux windows and a made to measure staircase,some partition walls,stairail,loft insulation,plasterboard and cupboards so there was space to store stuff in the eaves..

I was really shocked to read £48k!!!!!!

I think the cost also depends on whether you need to strengthen the floor joists and what steels you may require.

We were quoted £23k, neighbour was quoted £20k but expects to DIY for about £6k, but don't know how realistic this is (is a 2-bed terrace).
